Approach
The Landings development consists of three existing office buildings, two of which are existing multi-tenant office buildings while the third has been a single tenant in the past. Van Trust engaged MA Design to convert this single-tenant building into a multi-tenant, for lease office.
Modern office amenity spaces were studied and incorporated into the existing building’s ground floor plan for an overall campus-feel with the other two existing buildings onsite. New amenities include updating the main building lobby, outdoor gathering space, fitness center, large training room, marketplace, and tenant lounge for flexible work outside the leased office space. Studies on how to better connect users of the space to nearby Summit Park via walking paths were also conducted. Meanwhile, the ground floor and typical floor plans have been studied in regards to life safety and building code data to maximize versatility for future tenant layouts.
The final design of a modern office that’s rich in amenities will assist in marketing the building to future office tenants. During construction, the building was 30% leased as a result of the new upgrades.
