A new master planned development on the east side of Polaris next to the Top Golf on Ikea Way will be built in three phases. The goal behind the layout of this up-and-coming mixed-use site is to develop activated exterior spaces that flow into interior spaces. To initiate the interaction of residents, visitors and workers, a variety of exterior park space is designed to be energized with art work, live music, social pavilions, and an amphitheater. Walking paths connect all of the pavilions and park spaces together so that people can navigate the site and enjoy a walking system with interesting moments along the way. A dog park in the Northwest corner is planned in particular for owners to have a place for their pets to interact, play and exercise.
When all three phases are built, the site will feature office space, retail over 600 residential units and a potentially hotel. The first phase will include a 731 space public structured parking, a six-story, 289-unit apartment building with about 37,000 sf of commercial space. Structured parking was incorporated in order to limit surface parking so that land can be better used for activated exterior space. Careful consideration is being taken to incorporate the significant slope of the land down more than 40’-0” from West to East.
