Approach
Blume on 16th redefines elevated student living in Columbus’ University District, seamlessly bridging the high-rise corridor of North High Street with the area’s historical residential scale. This 74-unit development provides 325 bedrooms in two- to six-bedroom layouts, catering to The Ohio State University students seeking a balance of modern amenities and neighborhood integration.
The design incorporates traditional materials like brick, cast stone, and asphalt shingles to complement the architectural character of the area, while offering state-of-the-art features, including a fitness center, spa, sauna, study rooms, and landscaped outdoor amenity space. Townhomes along East 16th Avenue “step down” in scale, blending with nearby homes and preserving the neighborhood’s charm and integrity.
Paying homage to the site’s history as the former home of Summit United Methodist Church, the project team prepared a Historic American Building Survey to document the church’s distinctive architectural features. This approach honors the site’s legacy while welcoming its next chapter.
Scheduled to open for the 2026 school year, Blume on 16th exemplifies innovative student housing design, offering both community-focused spaces and modern convenience.
