Approach
Transforming a collection of long-vacant properties into a vibrant new neighborhood destination, this five-story mixed-use development brings new energy to its historic surroundings while respecting the character that makes the community distinct. The Tudor-inspired design draws from the scale, materials, and charm of the neighborhood’s established architecture, reinterpreted through a contemporary lens.
The development introduces 82 residences, including walk-up units and apartments, alongside 6,000 SF of street-level restaurant and retail space. Distinct commercial entrances activate opposite corners of the building, strengthening connections to the surrounding streetscape and creating an engaging pedestrian experience. A palette of brick, stone, fiber cement, and asphalt shingles adds depth and character, while the building responds thoughtfully to the site’s natural slope to incorporate covered resident parking and additional surface parking.
Resident amenities extend the experience beyond the individual units, with a rooftop deck, coworking spaces, fitness center, dog run, bicycle maintenance station, and electric vehicle charging stations. Together, the residential, dining, retail, and amenity spaces create a connected destination that feels rooted in the neighborhood’s history while bringing new opportunities for how people live, gather, and engage with the community.
